Vetting a renovation quote can feel intimidating if you've never done it before, but most of the real warning signs don't require any specialist knowledge. They're about how the quote is presented, not the technical details inside it.
A single number with no line-item breakdown makes it impossible to tell what's actually included, or to compare fairly against another firm's quote. Vague or missing payment milestones (no clear statement of when each payment is due and what triggers it) leave you exposed if work stalls partway through. Any change or addition discussed only verbally, never confirmed in writing, is a change that can quietly disappear or balloon in cost later. For HDB work specifically, the contractor should be listed in HDB's own Directory of Renovation Contractors. If a firm can't confirm this, that's a direct and checkable red flag. And pressure to sign the same day, with no room to compare quotes or sleep on the decision, is rarely in your interest.
That's really the point: you don't need to understand carpentry or electrical work to protect yourself here. You need a breakdown, a payment schedule, everything in writing, and the time to actually compare your options. A firm confident in its own quote will give you all four without hesitation.
